Booking Conditions for Norfolk Farmhouse

1 Definitions
(a) The Proprietor is Mr and Mrs Kevin Cotton

(b) The Client means, in addition to the person completing the booking form, all other persons on whose behalf he is completing the same and he warrants that he has their authority to sign on their behalf.

2 Booking
Bookings can only be accepted by persons over 18 years of age and will not be valid until the signed booking form and appropriate deposits have been received by the Proprietor and the Proprietor has sent the confirmation of booking to the Client.

3 Method of Payment
(a) A booking deposit of £75 per week must be sent with the booking form.
(b) The balance will be due no later than 6 weeks before commencement of holiday.
(c) If less than six weeks to commencement of holiday the full amout must be paid.
(d) In the event of non-payment on the due date, the Proprietor reserves the right to cancel the holiday and the booking deposit is forfeited.

4 Arrival and Departure
Weekly stays or longer start on a Saturday. The farmhouse will be ready for you any time from 4.00pm. You will be met on your arrival to be shown the house and grounds and given keys. The farmhouse is managed from an adjacent property. Please do not arrive early because time is needed to clean the cottage thoroughly between lets. We also request that you leave the farmhouse on departure day by 10.00am.

5 Cancellation by the Client
(a) Any cancellation of the booking by the Client must be in writing from the person who signed the booking form. Cancellation will apply from the date of receipt of the cancellation and will involve the following cancellation charges:

  • More than eight weeks prior to the commencement date - forfeit of booking deposit
  • 56-42 days before commencement - 60% of holiday cost
  • 41-28 days before commencement - 80% of holiday cost
  • 27-1 day(s) before commencement - 100% of holiday cost

6 Liability of the Proprietor
(a) The Proprietor accepts liability for any loss or damage sustained by the Client as a result of the Proprietor's negligence or that of an employee. The Proprietor does not, however, accept any liability for the acts or omissions, whether negligent or otherwise, of any person or company unless such person or company is employed by the Proprietor.
(b) The Proprietor reserves the right, in addition to the right in paragraph 3(b), to cancel the booking at any time or for any reason before the balance of the cost of the holiday has been paid (six weeks before commencement of holiday). After the balance of the cost of the holiday has been paid the Proprietor reserves the right to cancel the booking as a result of circumstances amounting to force majeure. In the event of cancellation under this paragraph, the Proprietor shall be under no liability to the persons affected save only to refund all monies paid by or in respect of such persons.

7 Exclusion of Liability
The Proprietor shall be under no liability whatsoever to the Client for any loss or damage to any luggage, jewellery, personal effects, or other property of the Client or for any loss, delay or inconvenience or any fatal or other injury or illness suffered by the Client and shall not be liable for any consequential damage or loss caused by breach of the Proprietor of its contractual duty to exercise diligence in making arrangements for the Client. All motorcars, trailers, boats and bicycles are parked on Framhouse property at the Client's risk.

8 Breakages and Damages

(a) The client is responsible for the property and is expected to take all reasonable care. A £250 cash security deposit is required upon arrival. The inventory provided should be checked on arrival and departure. The accommodation and utensils must be left clean and tidy at the end of the hire period. The Proprietor reserves the right to make a claim for damages to the building, breakages or loss of any of the contents and the value of any such claim must be paid for by the tenant. The Proprietor reserves the right of access for the purpose of checking the building and contents before departure. Outgoing Tenants are asked to leave the premises in a clean and tidy condition. Cleaning materials are provided,
(b) The agents will then not be liable for any act, neglect or default on the part of the owner or any other person, nor for any accident, damage, loss or injury, expenses or inconvenience to any person or thing brought on to the property, nor for personal injury or loss of life.
(c) Electric and other failures must be reported immediately to the Proprietor or their Agents and Tenants must not attempt to effect repairs themselves.

9 Public Services
The Proprietor cannot be held responsible for failure of public services (eg. water and electricity) and disturbance which is beyond the control of their control. The Proprietor will make every endeavour in so far as it is able to ensure that failure or disturbance is corrected as quickly as possible.

10 Extra Persons in the House
The number of people stipulated in the booking confirmation should be adhered to.

11. Single Sex Parties
No bookings can be accepted from groups in connection with 'stag' or 'hen nights'.
